Abstract: A new trend is developing in South Florida. To the delight of landlords, the wealthiest households are turning to apartment rentals. The number of millionaire or high-income tenants ($150,000 or more per year) has increased significantly over the past five years. Where do these new wealthy tenants come from? The unprecedented influx of new residents has a lot to do with it. Households arriving from out of state have larger budgets than local residents and this migration upsets the market balance. Sandra Veszi Einhorn, executive director of the Broward County Coordinating Council, points out that "while the number of rental apartments increased by approximately 8,000 units in the county since 2017, the population increased by approximately 51,000".
